Holley and Gil - chemistry and availability and relationships, but often the 3 of us work with a client - at different times or ideally all together! - they call us Kleier-in-Stereo!

ColoradoRobert - such a hard question - you can work with a client for 2 months or 2 years (and sometimes longer!!) - and sometimes they fall in love right away if you are really really lucky. you never know, no matter the price point!

ColoradoRobert, yes, ideally a client should have their finances in order so they can make a proper offer and more importantly decision, they need to everything from how much of a mortgage they can be approved for, to what they can really afford comfortably, to what sort of coop board they can pass, and to know whether should be looking at coops or condos.

If another Realtor brings a buyer for a property that I represent the going rate to them is 2.8%. Is it more there?

Colorado, there are no set commissions in New York, they are split evenly though... it can be anywhere from 2-3 percent for each broker and if a seller is really motivated sometimes they will give a bonus
